Master and Final Planned Unit Development (PUD) / Special Use Permit <br />. preliminary Plat <br />Overview <br />The applicant is proposing a 5,563 square foot Holiday service station/convenience store with a <br />car wash for the property at the SW comer of Highway 96 and Round Lake Road, The property <br />is owned by the City of Arden Hills and a purchase agreement has been established between <br />Holiday Stationstores, Inc. and the City of Arden Hills for the development of the property. <br />It appears that the subject property was acquired by the City to allow the reconfiguration of <br />Round Lake Road, providing the distance between the I-35W off ramp and Round Lake Road <br />necessary to have a traffic control signal. It appears that following the City's acquisition of the <br />property and reconfiguration of Round Lake Road the property was not replatted. The applicant <br />has submilted a Preliminary Plat which shows the area for development as Lot I, dedicates <br />Round Lake Road West on the plat, and also shows the three remnant pieces of the former <br />property configuration as Outlots A, B, and e The City would retain ownership ofOut/ots A, B, <br />ande <br />The applicant's proposal for a service station/convenience store shows the building with the . <br />front facing Round Lake Road to the east, the rear of the building with the attached car wash to <br />the west, and the sides of the building as Highway 96 to the north and Round Lake Road to the <br />south and east. The canopy for the fueling pumps is located further to the east than the principal <br />building. In addition to the principal uses there are also several accessory items on the site <br />including a propane tank, air pump, vacuums, and a pay phone. <br />l[ . iIif...... ..... - ".--"..- .::."- :'''. _IU' - ...~._-' III <br />Master and Final PUD / Special Use Permit -',."--. <br />A Speeial Use Permit is required for a service station with convenience style retail and a car <br />wash in the Gateway Business District. The Planned Unit Development (PUD) process allows <br />flexibility in reviewing the design, layout, and other aspects of development; to allow a <br />development is in the best interest of both the applicant and the City. The applicant has <br />requested additional signage area, use of a building material which is not included in the GB <br />District standards, and reduced parking setbacks along the southeastern portion of the site.
