The property is located on the south side of Highway 96 and a short distance west of <br /> Hamline Avenue. The subject property consist of six separate parcels of land totaling <br /> 8.09 gross acres. The net area of the land, omitting the Highway 96 right of way, is 6.83 <br /> acres. <br /> The easterly portion of the land is currently zoned N-B Neighborhood Business. The <br /> westerly portion of the land is zoned Single Family Residential and is currently being <br /> considered by the City of Arden Hills for N-B Neighborhood Business zoning. <br /> The surrounding zoning is CC Civie Center District on the north side of Highway 96, <br /> Single Family Residential to the west along Keithson Drive, R-3 Townhouse & Low <br /> Density Multiple Density to the south(Arden Hills North Homes Association) and N-B <br /> . Neighborhood Business ( Children's World Learning Center) to the east along Hamline <br /> Avenue. <br /> This development proposal is for thirty office units (in seven separate buildings totaling <br /> 76,000 sq. ft.) to be constructed with a residential architectural design and appearance. <br /> Like townhomes, each unit will be subdivided and platted with an underlying lot and sold <br /> individually. The remaining property (lot 31) will be owned in common, All exterior <br /> buildings and grounds will be governed and maintained by an Owners Association. <br /> A Planned Unit Development (PUD) is being requested mainly for the purpose of platting <br /> individual lots in the same manner as a medium density residential townhome <br /> development. A subdivision would not be necessary for one large office building to be <br /> constructed and leased. The PUD process also allows minor variations from the N-B <br /> zoning standards which are addressed later in this narrative. <br /> Access to the site is proposed to and from Highway 96 and Harnline A venue. The <br /> existing driveway from Highway 96, formerly used for City hall, will be improved and <br /> used with right in right out movement only. A service drive will be construeted within an <br /> existing easement on the south side of the Children's World Day Care facility allowing <br /> full tuming movement on and off Hamline Avenue. A traffic study has been done which <br /> concludes that with some minor improvements, the existing roadway network can safely <br /> accommodate the additional traffic to be generated with this development. <br /> . <br /> '1000 County Road E West, Suite 150.
