<br />ARDEN HILLS PLANNING COMMISSION - JULY 6, 2005 10 <br /> Commissioner McClung stated he would be willing to look at allowing some flexibility <br /> to the required parking because this was strictly office use, whieh would give more space . <br /> to the trail, more green space, and a larger setback for the homes on Keithson Drive. <br /> Chair Sand asked if they could put in some environmentally friendly lighting two or three <br /> feet off of the ground along the path. <br /> Commissioner Thompson asked if they could require them protecting the trail while <br /> construction was happening. <br /> Commissioner McClung moved, seconded by Commissioner Larson to recommend <br /> approval of Planning Case No. 05-12: Royal Oaks Realty, 1000 County Road E West, <br /> Shoreview, MN; Master and Final PUD and Preliminary Plat for Old City Hall and <br /> Public Works Site (1440-1450 Highway 96), subject to the conditions as noted in staffs <br /> July 6, 2005 report and adding the following amendment/conditions: Condition 9 to read <br /> - Signage: One freestanding monument sign at the Highway 96 entrance shall serve for <br /> the development which shall eonform to the City's Sign Ordinance restrictions. Wall <br /> signage within the development shall include 30 square feet for each unit in accordance <br /> with the City's Sign Ordinanee. Signage shall be limited to the front of the building. 16. <br /> Building Setback from City Trail: Units ],2, and 3 of the proposed development shall be <br /> set back at least 20 feet from the existing trail on the west side of the property. 17. <br /> Hamline A venue Entrance: To facilitate movement in and out of the development, a <br /> minimum 30- foot radii shall be built on the northwest and southwest corner of the <br /> interseetion. Revised entrance plans shall be submitted to the City Engineer and Ramsey . <br /> County Engineer for approval prior to the issuance of the building permits. 18. During <br /> construction ofthe development and post construction ofthe development, applicant shall <br /> provide plans to the City Engineer that will show how impact the City trail on the west <br /> side of the development shall be mitigated including a drainage plan to prevent erosion of <br /> the trail. <br /> Commissioner Bezdicek expressed concern with the 20-foot setback for the trail and <br /> requested this be revised to a 15. foot setback. <br /> Commissioner Bezdieek moved, seconded by Commissioner Thompson to amend <br /> Condition 16 to require a IS-foot setback for the trail, instead of a 20-foot setback. The <br /> motion carried (6.]) (Commissioner McClung opposed). <br /> Chair Sand noted Condition 16 would read IS-feet instead of20-feet. <br /> Commissioner Larson requested they amend Condition number] 8 that the developer is to <br /> provide low-level lighting for the trail behind the buildings subject to approval by the <br /> City Planner.
