The building housing units 26-30 shall be <br /> permitted to have one 60 square foot, internally illuminated sign which faces <br /> Highway 96 to the north. This building shall be limited to 30 square feet on either the <br /> west or south sides of the building, so that the total building signage would not <br /> exceed 90 square feet. <br /> 10. Screening of Mechanical Operating Equipment. All mechanical operating equipment <br /> shall be screened to meet City regulations. <br /> 11. Decorative Fencing to Surround the Pond. Decorative painted fencing (like painted <br /> wrought iron fencing) shall be erected around the pond at the northeast comer of the <br /> property to protect pedestrians from falling into the pond. <br /> 12. Exeeution of a PUD Permit. Execution of a PUD Permit drafted by the City Attorney <br /> and approved by the City Council prior to the issuance of a Building Permit. <br /> 13. Park Dedication. Satisfaction of the park dedication requirements as approved by the <br /> City Council in the amount of $40,000.00. <br /> 14, Final Plat. The applicant shall submit an application for a Final Plat within six (6) <br /> months following City Council approval ofthe PUD and Preliminary Plat. <br /> 15. Necessary Approvals from Other Agencies. The applicant shall obtain all necessary <br /> permits from the Rice Creek Watershed District and Ramsey County. <br /> Commissioner Modesette asked if there had been any new information with respect to the <br /> turn radius for the entry drive. Mr. Hellegers replied there might be a little bit of <br /> additional space to work with, but it would not be 50-feet of additional space as <br /> recommended. He noted moving the pole was not something that had been discussed. <br />. Commissioner Modesette asked if they had discussed with the developer the location of <br /> the windows on the south side. Mr. Hellegers responded he had not spoken with the <br /> developer regarding this and he requested the developer answer this question. <br /> Chair Sand asked if the entire site was zoned neighborhood business now. Mr. Hellegers <br /> replied it was approved as neighborhood business at the June meeting. <br /> Chair Sand stated the City had received several emails and other correspondence from <br /> residents, including a memorandum from Gale E. Van Buskirk at 1390 Arden View <br /> Drive, attaching a petition signed by 154 citizens opposing this project. <br /> Commissioner Thompson asked if there had been a new landscape plan submitted. Mr. <br /> Hellegers replied they had not received a landscape plan at this time, but one would be <br /> required before this would get final approval. <br /> Chair Sand invited anyone for or against the variance to come forward and make <br /> comment. <br /> Elwood F. Caldwell, 1451 Arden View Drive, stated he was commenting on behalf of the <br /> Board of Directors of Arden Hills North Homes Association. He presented his written <br /> comments: "This is in response to the eight.page memorandum dated July 6 containing <br />. the staff reeommendations plus various attachments, to both of whieh we will refer, but <br /> more particularly to the 16 specific conditions for approval on pages 6 and 7. <br /> No. 1 stated in part that "The applicant shall submit revised plans, responsive to <br /> comments from the Plan Review Comments contained in City Planning File #05-12..." <br />----------- <br />
