<br />. VII. ADJACENT CONDITIONS <br /> A. Natural <br /> 1, Shoreview Segment <br /> a, University of Minnesota Property - 205,5 acres of undeveloped land <br /> located northwest of this segment. This site is one of the few <br /> remaining large tracts of undeveloped land located in the city of <br /> Shoreview (presently zoned Underdeveloped UND). As such, it is a <br /> prime candidate for development which probably will include a mix of <br /> warehouse, light manufacturing, office and commercial. It is <br /> expected that the city of Shoreview will be sensitive to the close <br /> proximity of this site to the segment, and will approve a development <br /> plan that is compatible with the adjoining public open space, <br /> 2, New Brighton-Mounds View Segment <br /> a, Long Lake Regional Park - a 211 acre regional park is located south <br /> of this segment on the east and south shore of Long Lake. Rice <br /> Creek passes through the north end of Long Lake. As a recreation <br />. open space site, Long Lake Regional Park provides opportunities for <br /> swimming, picnicking, boating, fishing, day camping, walking, biking <br /> and cross-country skiing. The segment is separated from the park <br /> by a raised railroad right-of-way which is a physical barrier to <br /> interconnecting the internal trail network of the park with the trail <br /> corridor. <br /> B. Man-Made <br /> 1. Shoreview Segment <br /> a, Residential Neighborhoods - the north, east and south boundaries of <br /> this segment are bordered by single family residential neighbor- <br /> hoods, including a mobile home park, <br /> b, State of Minnesota Department of Transportation Materials Storage <br /> Area - a 23-acre parcel of land used to store and transfer recyclable <br /> materials, The storage area is not visible from the segment due to <br /> the topography, However, because of the hilly character of the site, <br /> it attracts extensive unauthorized use by all-terrain vehicles, many of <br /> which cross the segment as a means of access. <br /> It is the city of Shoreview's intent to acquire the entire parcel so that <br /> it can be incorporated with the vacated University of Minnesota <br />. airport site into an overall development plan for a business park I <br /> VII-l <br />
