\O{l,-l Such insurance shall afford minimum protection of not less than $1,000,000 for injury to or death.of anyone . person, $2,000,000 for injury or death of two or more persons, and $1,000,000 for other damages. b. Landlord shall maintain in full force and effect throughout the term of this lease fire and extended coverage, vandalism and malicious mischief insurance in an amount equal to the full replacement cost of all improvements now or hereafter located on Landlord's Property, excepting Lessee's equipment, personal property, trade fixtures and tenant improvements. c. Neither party shall be liable to the other (or to the other's successors or assigns) for any loss or damage caused by any cause or hazard with respect to which insurance is carried pursuant to this Section 10, and in the event of such insured loss, neither party's insurance company shall have a subrogated claim against the other. d. All policies of insurance obtained by either party pursuant to this Paragraph 10 shall include a clause or endorsement waiving the insurer's right of subrogation . against the other party. e. Tenant shall provide to Landlord, prior to the Commencement Date of the Lease terml evidence of the required insurance in the form of a certificate of insurance issued by an insurance company licensed to do business in the State of Minnesota, which includes all coverages required in Paragraph 10 (a) above and contains evidence of the waiver of subrogation contained in Paragraph 10 (d) above. Said certificate shall also provide that the coverage shall not be cancelled, nonrenewed, or materially changed without Sixty (60) days prior written notice to Landlord. 1l. Damaae or Destruction. If the Property ~r the Water Tower are destroyed or damaged so as, in Tenant's judgement to hinder its effective use of the Antenna Facilities, Tenant may elect to terminate this Lease upon Sixty (60) days written notice to Landlord. 10 . .
