Upon 60 days written notice by the Landlord, upon <br /> . receipt of a notice that Tenant's insurance <br /> coverages, as required by paragraph 10 of this <br /> Lease, have been cancelled unless Tenant obtains <br /> insurance coverages within such 60 days. <br /> vi. By Landlord or Tenant upon expiration of the Lease <br /> Agreement or any of the renewal terms. <br /> vii. By Landlord for failure by Tenant to pay any rent <br /> required hereunder when due if such failure shall <br /> continue for more than ten (10) calendar days <br /> after delivery to Tenant of Notice of such failure <br /> to make timely payment. <br /> viii. By Landlord and Tenant if they determine by mutual <br /> agreement that the Water Tower is structurally <br /> unsound for Tenant's use for antenna facilities. <br /> b. Upon termination of this Lease for any reason, Tenant shall <br /> transfer ownership of the Equipment Building to Lessor, <br /> remove its equipment, personal property, Antenna racilities, <br /> . and leasehold improvements from the Water Tower and Property <br /> within sixty {60 } days after the date of termination, and <br /> shall restore the Water Tower and the Property to its <br /> original condition as of the commencement date at the sole <br /> cost and expense of the tenant; ordinary wear and tear <br /> excepted. Tenant's obligations to pay Rent shall continue <br /> during such sixty (60) day period. <br /> 10. Insurance. <br /> a. Tenant shall throughout the term of the Lease, maintain <br /> Comprehensive Liability Insurance, including <br /> premises\operations coverage, independent contractors <br /> liability, completed operations coverage, and <br /> contractual operations coverage naming Landlord as an <br /> additional insured, protecting and indemnifying <br /> Landlord and Tenant against claims and' liabilities for <br /> injury, damage to persons or property, or for the loss <br /> of life or of property occurring on the Leased Premises <br /> resulting from any negligent act or omission of Tenant, <br /> its employees, agents, contractors and subcontractors. <br /> . 9 <br /> . <br />
