This length is less than MnDOT typical designs however it is anticipated that <br /> MnDOT will allow the shorter lengths due to the low design speed for the roadway and the <br /> City's desire to provide green space in the medians. The construction staging of this alternative <br /> could be accomplished with less disruption to the commercial properties in the Gateway <br /> Business District since the existing roadway could be left in service while the eastern half of the <br /> new roadway is constructed. This alternati ve would require the construction of a moderate <br /> amount ofretaining walls along the eastern right of way due to grade differences between the <br /> existing roadway and the commercial properties. Approximately 0.9 acres ofproperty <br /> acquisition would be required to construct this alternative. <br /> Alternative Cl <br /> This alternative includes the reconstruction of West Round Lake Road into a two lane divided <br /> bituminous roadway including curb and gutter with a raised median. The design includes two <br /> 4.2 meter (14 ft) through lane in each direction and southbound left turn lanes at all existing <br /> commercial driveways. The proposed right of way width for this alternati ve is 100 feel. The <br /> eastern curb line would be approximately 16 meters (53 ft) east of the existing pavement edge for <br /> this alternative. <br /> This road section would also provide improved traffic flow and channelization over alternative A <br /> and would provide two lanes of traffic in cach direction. It should be noted that traffic <br /> projections for the Gateway Business District do not indicate that a four lane roadway will be <br />. needed even under full development. The roadway section could be configured as a single 4.8 <br /> meter lane (16 ft) with an 2.4 meter (8 ft) shoulder. Moderate reconstruction of driveway <br /> entrances to the commercial buildings would be required. This alternative would require the <br /> construction of a significant amount of retaining walls along the eastern right of way due to grade <br /> differences between the existing roadway and the commercial properties. Construction staging, <br /> left turn lane and enhancemcnt considerations are the same as described for Alternative B. <br /> Approximately].8 acres of property acquisition would be required to construct this alternative. <br /> Alternative C2 <br /> This alternative includes the reconstruction of West Round Lake Road into the same section as <br /> described in alternate CI except that the project would include only the construction of the <br /> eastern half of the roadway at the present time. The initial construction would provide a two way <br /> roadway with no median. The future construction of the western half of the road could be <br /> accomplished when funding is available and/or additional development to the south warrants the <br /> improvement. The interim roadway would be 28 feet in width which is very narrow for a <br /> commcrcial access roadway of this type and narrower than the city standard even for residential <br /> streets. <br />. <br /> 3 <br />
