CITY OF ARDEN HILLS <br /> MEMORANDUM <br /> DATE: October 7, 1998 <br /> TO: M.y" ..d Cloy Co..," @ <br /> FROM: Brian Fritsinger, City Administrato <br /> SUBJECT: City Hall Architectural Design Fees <br /> Requested Action <br /> The City Council is requested to consider action on two items related to the design of City Hall. <br /> First, the Arehitectural Alliance has requested Council consideration of an adjustment in its fees <br /> for the design of City Hall to $ I 62,500. Second, the Council is asked to consider the <br /> appointment of Architectural Alliance as the provider for professional design services for <br /> furnishings at the new City Hall. <br /> What is the Current City Hall Desir;n Fee Arranr;ement? <br /> The original design fee agreed upon between the architect and the City was based on the design <br /> of an approximate 10,000 square foot City Hall. This initial fee of$99,800, also assumed a <br /> . construction budget of$I,120,000. This fee did not include furnishings design. <br /> Why does the Architect Relieve Additional Desir;n Fees are Necessary? <br /> The architect has identified three reasons which support the request for a fee adjustment. These <br /> include: <br /> 1. Increased Building Size - 15,192 square feet <br /> 2. Increased Site Budget - $1,887,750 <br /> 3. Project delays and program revisions <br /> Is the Architectural Desir;n Fee Adjustment Appropriate? <br /> The City Council Subcommittee for the design of City Hall reviewed the request for additional <br /> fees and agreed that an adjustment would be appropriate. <br /> What is the Alliance's Proposal for Furnishinr;s Desien? <br /> The proposal will provide Phase I services including programming and budget establishment, <br /> and Phase II services for design, bidding, ordering and installation of services. The cost for <br /> Phase I is proposed at $5,000 for programming, and a cost not to exceed fifteen percent (15%) of <br /> the furnishings budget. <br /> The initial budget estimate for furnishings was $325,000. This estimate has been revised to <br /> approximately $150,000. <br /> . <br />
