Storage space is <br /> extremely limited. Valuable and required records are stored in the Public Works garage, and <br /> other non-fire protected areas. In addition, the patches on the roof are beginning to fail, and it is <br /> evident that, if the City is to stay in the existing City Hall, a new roof will be necessary. <br /> Lease Options <br /> As mentioned above, the City Council, as part of the 1998 Retreat, expressed interest in <br /> relocating City Hall to leased space within the community until such time that the Sunfish Lake <br /> site is available_ The following details the components of two options staff believes would <br /> provide the best opportunities for the City. <br /> CDS Lease Proposal Overview <br /> ~ <br /> The fifteen (15) month gross lease would require the City (tenant) to pay $1_08/sf/month <br /> in 1998, and $1.12/sf/month in 1999 for 4,833 rentable square feet (RSF) with 12% <br /> common area factor - 4.315 usable square feet) and be responsible for its own telephone <br /> costs. Annualized, the lease costs would be $63,795.60 for twelve (12) months, and . <br /> $95,693.40 for the eighteen (18) montb lease term. <br /> Positives <br /> . The security within the facility is such that little concern is needed for the safety <br /> of employees, equipment and documents <br /> . The facility is fully sprinklered, reducing the threat of fire damage to documents <br /> . The "others" are taken care of (water, sewer, gas, electric, cleaning...) <br /> . Short term, 18 month lease <br /> . Plenty of parking <br /> . Available space for consolidating files and storage areas <br /> . No need for furniture/office partitions <br /> . The cafeteria/gift shop "amenity" <br /> . Dedicated 120 square foot room by guard desk for City use (i.e., possible <br /> use for recreation program registration or inspection permit activity) <br /> Negatives <br /> . Short term, 18 month lease <br /> . Public perception of a secured office building <br /> . Logistical problems of staging park and recreation program registrations and field <br /> trips <br /> .
