COUNTY 0, RAMSEY <br /> CITY OF AROEN HILLS <br /> SPECIAL USE PERMIT--Case No. 81-5 <br /> The undersigned, Clerk-Administrator of the City of Arden <br /> Hills, does hereby certify that this Special Use Permit is <br /> granted pursuant to the provisions of Ordinance No. 213, the <br /> Zoning Ordinance of the City of Arden Hills, in accordance with a <br /> public hearing duly held by the Planning Commission thereof on <br /> March 4, 1981 and subsequent approval by the Arden Hills City <br /> Council, with special conditions, on March 23, 1981 at its <br /> ..' . Council meeting held on that date. <br /> permission is accordingly given the applicant, OANIEL R. <br /> VAUGHAN, 41 Tenth Street, Minneapolis, Minnesota, and his heirs, <br /> personal representatives, successors and assigns, hereinafter <br /> referred to as "permi t tee 1'1 to construct and operate upon the <br /> tract of land hereinafter desc~ibed a 700 foot tall two-way radio <br /> communication tower providing transmitter capability for not only <br /> private entities but also public agencies in need of communica- <br /> tion coverage throughout the Twin Cities metropolitan area. In <br /> addition to the tower, the project will consist of a 20' x 20' <br /> control building and guy wires to stabilize the tower--all <br /> enclosed within a 40' x 50' fence. A more specific description <br /> of the triangular guyed tower and accessories and appurtenances <br /> permitted hereby is set forth in the Unarco-Rohn drawing of <br /> February 12, 1981, the Unarco-Rohn "Description of Compu te r <br /> Analysis for Guyed Tower by Moment Distribution" of February 13, <br /> . 1981, the Athens Construction, Inc. site plan of February 11, <br /> 1981 Showing the elevation of the control building and the <br /> location of the control building, tower and metal fence with <br /> respect to one another I and other drawings, sketches, plans and <br /> documentation submitted to and filed wi th the City in connection <br /> with the above-referenced planning Commission case number. The <br /> project shall be constructed and operated in strict accordance <br /> with the documentation on file with the City which has been <br /> scrutinized by its Planning Commission, Parks and Recrea tion <br /> Commission and the City Council. <br /> The development tract is a~proximately 18.85 acres in size <br /> and is located at the south end of Round Lake. It is apparently <br /> owned of record by Marcella Truhler, Adele Za fke, Josephine <br /> Winiecl<i and the heirs or estate of Frank Winiecki, deceased. <br /> The ,aforenamed apparent record owners are selling the development <br /> t..ract to the Permittee. The exact legal description of the <br /> development tract shall be as set forth in Exhibit ItA" attached <br /> hereto which legal description shall be furnished to the Ci ty by <br /> Permittee. <br /> 'The development tract includes portions of two separate <br /> and distinct tracts of land which were in existence prior to the <br /> enactment of Ordinance No. 98, the Platting and Subdivision <br /> Ordinance of the City which is now Chapter 22 of the Arden Hills <br /> Code of Ordinances. On March 23, 1981, the Arden Hills City <br /> Council approved the division of these two tracts of record and <br /> the consolidation thereof pursuant to Section 22-12 (d) of the <br /> Arden Hills Code and authorized Permittee to accomplish the <br /> division and consolidation by means of a survey if the property <br /> . <br /> "' <br /> '''\ - <br />
