,. ~KIheI'" 1 'I, . -- ACCESS EASEMENT This agreement made this 30th day of April, 1998, by and between Forstrom and Torgerson, L.L.P., a Minnesota limited liability partnership ("Grantor") and George J. Reiling ("Grantee"). RECITALS Grantor is the OMler of the South 271 feet of Lot 4, Block 1, Northwoods, Ramsey County, Minnesota, which it purchased from Grantee with Grantee's spouse, Mary Jane Reiling, joining pursuant to a contract for deed. Grantee is the OMler of property adjacent to and northerly of the property oMled by Grantor. The property owned by Grantee is described as Lot 4, Block 1, Northwoods, Ramsey County, Minnesota, except the South 271 feet thereof. _roperty of the Grantor is adjacent to and northerly of Red Fox Road. Grantee desires to have an easement for s to Grantee's property over and across Grantor's property on the presently existing traffic aisles located thereon. Grantor is willing to grant such easement for access subject to the terms and conditions of this agreement. AGREEMENTS It is hereby agreed: 1. Grantor hereby grants to Grantee an easement for access to Grantee's property over and across two locations on Grantor's property extending from Red Fox Road to Grantee's property. The easement areas are legally described as follows: - A 24 foot wide easement for access purposes over and across the South 271.00 feet of Lot 4, Block 1, Northwoods, Ramsey COlmty, Minnesota, the centerline of which is described as follows: Commencing at the Southeast comer of said Lot 4; thence South 89038'52" West, bearings based on the Ramsey County Coordinate System NAD 83, along the South line of said Lot 4 a distance of37.00 feet to the point of beginning of the centerline to be described; thence North 00032' IS" West 271.00 feet, more or less, to the North line of the South 271.00 feet of said Lot 4 and said centerline there terminating. AND A 24 foot wide easement for access purposes over and across the South 271.00 feet of Lot 4, Block 1, Northwoods, Ramsey County, Minnesota, the centerline of which is described as follows: Commencing at the Southwest comer of said Lot 4; thence North 89038'52" East, bearings based on the .
