The easement shall be for the purpose of providing access to Grantee's property for Grantee, his heirs, <br /> assigns, agents, customers and guests. . <br /> 3. The easement herein granted is for movement by vehicular traffic. Grantee shall not park or allow any <br /> parking-on the access easement areas and shall at all times use the same so as to create the least possible <br /> interference with Grantor's use of its premises. Grantee shall not overly burden the access areas ,,1th heavy <br /> trucks or equipment or othenvise cause damage thereto. Grantor shall use the easement areas as traffic <br /> aisles and not allow parking thereon or other activity which would impede the free !low of traffic on such <br /> areas. <br /> 4. Each party shall indemnify the other against loss or damage suffered by the other party by reason of the acts <br /> or neglect on the party who is required to make the indemnification. <br /> 5. It is acknowledged that Grantee's property is presently undeveloped. At such time that Grantee develops <br /> his property, Grantee shall become obligated to pay one-half of the cost of snows removal and one-half of <br /> the costs to maintain and repair the access easement areas to keep them in good condition and state of <br /> repair. Grantor will be responsible to cause the easement areas to be so maintained and repaired. Upon <br /> incurring costs related thereto, including snow removal, Grantor shall bill one-half of such costs to Grantee <br /> who shall remit payment therefore to Grantor within ten (10) days of the billing having been made. <br /> 6. The provisions of this agreement shall be appurtenant to and run ,vith title to the respective properties <br /> herein described and shall be binding upon and enure to the benefit of the parties hereto and their respective <br /> heirs, successors and assigns. <br /> 7. Mary Jane Reiling, the spouse of Grantee, joins in this agreement to witness her consent to the same and . <br /> subject any rights she might have in the properties to the terms and provisions of this agreement. <br /> IN WITNESS WHEREOF, the parties have executed this access easement as of the day and year first-above <br /> written. <br /> Forstrom and Torgerson, L.L.P. <br /> George J.
