<br /> ARDEN HILLS PLANNING COMMISSION - MAY 6.1998 3 <br /> e Sand moved, seconded by Nelson to recommend approval of Planning Case #97-24A, <br /> Variance for a Side Yard Setback, 3232 North Hamline Avenue, Arlyn Solberg, for the <br /> house addition (three feet proposed when ten feet is required), based on the "Findings- <br /> Side Yard Setback Variance (house addition)" section of the staff report dated May 6, <br /> 1998, subject to the conditions indicated above and set forth in the Staff memorandum <br /> dated May 6, 1998. The motion carried unanimously (7-0). <br /> CASE #98-13 - MARL YN TRAMM. 3180-3182 CLEVELAND A VENUE - ZERO LOT <br /> LINE LOT SPLITI VARIANCES (LOT WIDTH & DEPTH) - PUBLIC HEARING <br /> Chair Erickson requested verification of the public hearing notice. Community Development <br /> Director Kevin Ringwald verified notice of the public hearing in the Bulietin on April 22, 1998. <br /> Chair Erickson gave an overview of the public hearing process, then opened the public hearing at <br /> 7:53 pm. <br /> Mr. Ringwald explained the applicant is requesting approval of a Zero Lot Line Lot Split in order <br /> to create two parcels for an existing duplex on .41 acre parcel zoned R-3 Townhouse and Low <br /> Density Multiple Dweliing District. Most of the properties in the vicinity are zoned R-3. Mr. <br /> Ringwald stated that the applicant requested approval to create separate parcels for an existing <br /> duplex. The existing duplex was approved as part of Planning Case 77-41 in November of 1977. <br /> The home was constructcd with the split in mind and included separate utilities, fire walis <br /> e between units, and other amenities. Mr Ringwald stated that the northerly parcel is deficient in <br /> lot depth, where 127 feet is provided but 120 feet is required. The southerly lot is deficient in lot <br /> width, where 78 feet is provided but 120 feet is required. Mr. Ringwald stated that the applicant <br /> had paid park dedication fees when the lot was acquired. <br /> Mr. Ringwald stated that the Staff recommends approval of Planning Case 98-13, Zero Lot Line <br /> Split and Variances for Lot Width and Depth, based on the "Findings - Lot Width Variance, <br /> Northerly Parcel," and the "Findings - Lot Dcpth Variance, Southerly Parcel," sections of the <br /> Staff report dated May 6, 1998. <br /> Mr. Ringwald stated that, if approved, the Planning Case would be heard before the City Council <br /> on Tuesday, May 26, 1998. <br /> Chair Erickson asked if anyone in the audience wanted to speak on behalf of Planning Case #98- <br /> 13. Noone responded <br /> Chair Erickson asked if anyone wanted to speak in opposition to Planning Case #98-13. No one <br /> responded. <br /> Hearing no further comments, Chair Erickson closed the public hearing at 7:58 p.m. <br /> e <br /> ---------------- <br />
