-.-..-.-
.,
ARDEN HILLS PLANNING COMMISSION - MAY 6. 1998 2
Mr. Ringwald stated that Staff, in Planning Case #97-24A, recommends approval of the side yard .
setback variance for the house addition, three feet proposed where 10 feet is required, based on
the Findings-Side Yard Sctback Variance section of the Staff report dated May 6,1998, subject
to the following conditions:
l. Compliance of the plans as shown in Exhibit A, pages 1 of 2 and 2 of 2, contained within
the Staff report, dated May 6, 1998.
2. Provision of detailed exterior drawings for the addition prior to consideration of this
request by the City Council.
Mr. Ringwald stated that, if approved, the Planning Case would be heard before the City COLIncil
on Tuesday, May 26,1998.
Chair Erickson acknowledged that the applicant was present and asked Commissioners if they
had any questions for the applicant, No one responded.
Chair Erickson inquired if neighbors of the applicant had stated any concern about this Variance.
Mr. Ringwald stated that no concerns had been brought before him.
Commissioners Sand and Larson inquired if the Variance diminished the neighbors' view of
Lake Josephine.
Mr. Arlyn Solberg, 3232 Nnrth Hamline Avenue, applicant, stated that the kitchen addition .
does not diminish the neighbors' view of Lake Josephine.
Commissioner Galatowitsch inquired if there would be steps and a door on the new addition. Mr.
Solberg stated that there would be steps leading to the addition from the lake side of the home.
Commissioner Sand asked Mr. Ringwald if the Commissioners could have detailed exterior
drawings before making a decision on this Variance. Mr. Solberg providcd the drawings and
explained the drawings, including the current structurc and the proposed addition, to the
Commissioners.
Mr. Ringwald requested clarification from the applicant that the addition would utilize building
materials that matched the existing structure. Mr. Solberg stated that proposed exterior would
match the existing materials of the home.
Chair Erickson noted that the proposal before the Commission was better than the proposal six
months ago. Chair Erickson also stated that this proposal was a prudent compromise since the
roof and foundation of the structure remained unchanged and the two adjacent lots provided a
buffer to the properties in nearby lots.
Commissioner Larson inquired if the applicant could build a deck in the future if he desired one.
Mr. Ringwald stated that the applicant would have to get a Variance from the City ifhe desired
to build a deck in the future. .
