Johanna Blvd. <br />Arden Hills, Minn. 55112 <br /> <br /> <br />WRITTEN STATEMENT <br /> <br />Presently we have a detached garage, 22 feet from our house. . <br />Because we are expecting a baby in October, we need to expand <br />our house. Our plan is to attach our house to the garage. <br />In the 22 feet we can create 2 bedrooms and an extra bath, which <br />will be needed in the future. A problem exists with this plan. <br />The existing garage was built without sufficient frost footings. <br />In order to attach the house to the garage, I need to put frost <br />footings in. Because the garage is 25 years old and in rough <br />shape, I prefer to tear it down, and build it back up properly, <br />in the same place. <br />In planning the addition, I was posed with another problem. <br />In order to get the desired rooms in my addition, to support <br />my expanding family, it became clear that an addition on our <br />lot was going to require variances. First, the garage as it <br />stands, is considered a legal, non-conforming building. It <br />stands 24 feet from the back of the lot. If I tear it down <br />and rebuild it, I need to be 30 feet from the lot line. <br />Secondly, because of the width of our lot, I am encroaching <br />into the minimum side yard setback. <br />The average lot in our neighborhood is approximately 12,000 <br />square feet, with 11,000 square feet being the minimum. On <br />average these lots are 70 ft.x 170 ft.. Our lot size is 7,215 <br />square feet, or 50ft.x 144 ft.. Because the lot is so narrow <br />and shallow, along with reasons to follow, I need to ask for <br />variances.. <br />We live at the end of a driveway which is shared by 3 <br />houses. All 3 of the garages on the driveway are 24 feet from . <br />
