In order to maximize my addition, I would <br /> . like to preserve this line of facades, and place my new garage <br /> in the same place. If I had the average depth of the lots in <br /> my neighborhood, it would be easier to construct a garage within <br /> the required setbacks. <br /> Again, lot size creates problems with the actual addition. <br /> There are many factors which limi t my placement of the addition. <br /> First, it is preferred by me to continue the central hallway <br /> into the addition. In doing this I then can create the 2 <br /> bedrooms on one side of the hallway and stairs going down on <br /> the other. With the bedrooms being only average sized, the <br /> north side of the building sits 2 feet into the setback. I <br /> have shifted the building as far as I can to the south, <br /> minimizing the variance needed. It now sits inches away <br /> from a window of the existing house, and the gas and electrical <br /> utilities. Lastly, I would like to preserve the little grass <br /> (yard) I have left. I dread the thought of a totally concrete <br /> backyard. <br /> Any relationship with abutting properties will not be <br /> affected, in my opinion. What can be seen from Grant Road is <br /> just the garage. The present garage has stood in the same spot <br /> for 25 years. If anything, the new garage, will enhance the <br /> area, because it will replace the old, run down garage. Because <br /> Lake Johanna Blvd. is below the hill in the front, any addition <br /> will not be seen. <br /> . <br /> . <br />
