<br />.. ~ <br />ARDEN HILLS PLANNING COMMISSION - SEPTEMBER 2,1998 2 <br />Case, it would be heard at the Monday, September 14, 1998, regular meeting of the City Council. <br />Chair Erickson asked for explanation on the setback for the current structure in relation to DR AF' <br />Glenpaul Avenue. <br />Ms. Randall explained the existing structure has a 13 foot setback whereas the new garage would <br />have a 25 foot setback, which would be an improvement. <br />Chair Erickson stated that there seems to be a number of 65 foot lots in the neighborhood and <br />there will probably be more ofthese types ofrequests in the future. He also indicated he thought <br />this variance would be an improvement from the current garage and will allow for better off- <br />street parking. <br />Commissioner Sand stated that he lives in this neighborhood, he is familiar with the current <br />garage, and feels a new one will be an improvement. He said they have done a good job so far <br />with improvements, the garage they have now is very close to the street, and it's difficult to have <br />cars parked in the driveway. He also stated the garage location is consistent with other houses <br />along Prior A venue. He would be in favor of the new location. <br />Commissioner Nelson asked if the houses on Prior Avenue around Jerold Avenue and Edgewater <br />Avenue were touching the edge of the property line. <br />Ms. Randall stated that the structures in that area they are very close to the property lines. <br />Commissioner Sand stated that the driveways of the properties in question are only the length of . <br />one car most of which is boulevard. <br />Chair Erickson asked if anyone in the audience wanted to speak on behalf of Planning Case <br />#98-22. There being no one, Chair Erickson asked if anyone wanted to speak in opposition to <br />Planning Case #98-22. <br />Commissioner Sand moved, seconded by Commissioner Galatowitsch to recommend <br />approval of Planning Case #98-22, Walter and Sandra Schaar, 1932 Glenpaul Avenue, <br />Comer Side Yard Setback Variance for a detached garage, (25 feet proposed, when 40 is <br />required), based on the "Findings-Comer Side Yard Setback Variance (detached garage)" <br />section of the staff report dated August 20,1998. The motion carried unanimously (5-0). <br />CASE #98-23 - JEFF AND SANDRA KURKOWSKl- 1120 KARTH LAKE DRIVE - <br />VARIANCE (CORNER SIDE YARD SETBACK) - PUBLIC HEARING <br />Ms. Randall explained the applicant is requesting approval of a comer side yard setback variance <br />(27 feet proposed, when 40 feet is required) for a three season porch addition on a single family <br />lot zoned R-1. Secondly, in the event that the house is destroyed, they would like to ask for a <br />variance allowing the existing home to be rebuilt in its current location. <br />Ms. Randall reviewed the staff report, noting the proposed three season porch is 13 feet 6 inches . <br />by 14 feet 6 inchcs (196 square feet). The applicant has evaluated other locations for the porch <br />addition, however, this is the only location they feel will work with the existing home. The <br />
