The applicant is requesting approval of a minor subdivision to relocate a <br /> property line between two parcels zoned R-I Single Family Residential (Exhibit C) <br /> Background. The applicant lives at 3377 Snelling Avenue and recently purchased the <br /> adjacent property at 3371 Snelling Avenue. The applicant wishes to adjust the property <br /> lines between the two properties. The result would create a 2.2 and 1.1 acre parcel. The <br /> applicant currently uses an easement through a neighboring property for access, the result <br /> would provide access to Snelling Avenue if desired. The proposed lots would comply <br /> with zoning code requirements. . <br /> Deadline for Agency Actions. The City of Arden Hills received the completed <br /> application for this request on September 4, 1998. Pursuant to Minnesota State Statute, <br /> the City must act on this request by Tuesday, November 3, 1998 (60 days), unless the <br /> City provides the petitioner with written reasons for an additional 60-day review period. <br /> The additional review period would extend to Saturday, January 2, 1998. The City may, <br /> with the petitioners consent, extend the review period beyond the Saturday, January 2, <br /> 1998 date. <br /> Lastly, if the City denies the petitioners request, "... it must state in writing the reasons for <br /> the denial at the time that it denies the request." <br /> Recommendation. The Planning Commission recommends approval of Planning Case <br /> 98-26, Minor Subdivision/Consolidation, subject to the following condition: <br /> I.
