Eliminate tbe appearance of rigbt-of-way on tbe ditcb sontbof tbe intersection of <br /> County Road E-2 and Cleveland Avenue on Figures 3.1 and 3.2 of Cbapter 3. <br /> The ditch that runs through this site is contained within its own lot and given its shape <br /> it appears to be right-of-way. The appearance of the maps has been modified to avoid <br /> confusion (Exhibit B). <br /> 3. Investigate tbe appropriate designation of tbe Betbel College property west of <br /> Old Higbway 10 on Figures 3.1 and 3.2 ofCbapter 3. This property is the parcel <br /> currently being considered for joint athletic fields between Bethel College and the <br /> City. The previous Comprehensive Plan shows this property as Low Density <br /> Residential. The Existing Land Use Map (Figure 3.1) shows that the current use of <br /> the property is Institutional. The proposed Land Use Plan (Figure 3.2) shows the <br /> property as Low Density Residential. Given the City's experience with the Ogren <br /> Development (Planning Case 95-05), the Planning Commission and those in the <br /> audience (four residents) wanted to make sure that these were the appropriate <br /> designations for this property. The Planning Commission concluded that the <br /> appropriate designations for this property was that it should be shown as Vacant on <br /> the Existing Land Use map (Figure 3.1) and Low Density Residential on the proposed <br /> Land Use Map (Figure 3.2). The Staff has discussed these designations with Bethel <br /> College (Craig Hjelle) and was informed that they were acceptable to Bethel College. <br /> Therefore Figure 3.1 has been modified to show this area as Vacant (Exhibit B). <br /> e 4. Identify on tbe legend of tbe Existing Land Use map (Figure 3.1 of Cbapter 3) <br /> tbose uses tbat do not occur in Arden Hills. The Existing Land Use map is from <br /> the North Metro I-35W Corridor Coalition (Coalition) and shows what generalized <br /> land uses properties are currently being utilized for. Although all of the designations <br /> are used in the Coalition, some of the designations are not utilized in Arden Hills. The <br /> Planning Commission requested that those not utilized in Arden Hills be removed so <br /> that people would not look for a designation that was not located on this map. The <br /> map has been modified as requested (Exhibit B, page I of2). <br /> 5. Eliminate tbe park designation on the property soutb of Janet Court on Figure <br /> 5.1 ofCbapter 5. The previous Comprehensive Plan had this area designated as Park , <br /> and Open Space. The area is private open space (wetland), not park. In the <br /> Comprehensive Plan update the Parks and Open Space elements have been separated <br /> to avoid confusion between what are parklands and what are open spaces. The <br /> property is correctly shown on the Lakes and Wetland map (Figure 6.1 of Chapter 6) <br /> as a wetland. This property should not be shown as a City Park on Figure 5.1. The <br /> map has been corrected (Exhibit C). <br /> 6. Remove tbe reference to TCAAP in tbe legend of Figure 5.1 ofCbapter 5. The <br /> legend of the Parks and Trail map (Figure 5.1) refers to the Future TCAAP Park <br /> Preserve. The Planning Commission requested that this be modified to state Future <br /> e Park Preserve. The map has been modified as requested (Exhibit C). <br />
