- ;.
CITY OF ARDEN HILLS
. MEMORANDUM
"
DATE: November 30, 1998
TO: Mayor and City Council
FROM: Kevin Ringwald, Assistant to the City Administrator
SUBJECT: Community Development Department Activities November of 1998
The following summarizes the activities of the Community Development Department for
November of 1998.
PIanninl! Commission - December of 1998
Case #98-29 Mark & Roberta Thompson, Variance (side yard setback), 3413 Snelling
Avenue. The applicant is requesting approval of side yard setback variance in
order to reconstruct and enlarge the entry into their home. The existing entry
appears to meet code, the proposed entry would have a 6.5 foot setback when 10
feet is required. The Staff is recommending denial as they can reconstruct their
existing entry without a variance.
. Case #98-30 Donald & Mary Wahlberg, Variance (side yard setback - corner), 1451
Arden Place. The applicant has yet to provide a survey ofthe property; therefore,
it would appear that this case will be postponed until the January 1999 Planning
Commission meeting.
Case #98-31 City of Arden Hills, Zoning Ordinance modification. The City of Arden Hills
requests approval of an amendment to the Zoning Ordinance. The amendment
would clarify that substandard sized lots, which existed prior to the adoption of
the Gateway Business District (GBD), or lots which were made substandard by a
govemmental taking, are exempt from the minimum size requirement of that
district. The change impacts acquisitions required for improvements to Round
Lake Road.
Case #98-32 Cardiac Pacemakers Inc., Site Plan (minor building addition), 4100 Hamline
Avenue. The petitioner is requesting approval ofa site plan to allow for a minor
expansion in Building B (17,520 square feet) at their campus which is located at
4100 Hamline A venue. The footprint of the building addition is 8,760 square
feet, but given that the building is two stories the overall square feet added is
17,520 square feet. The building addition is for manufacturing (1" Floor) and
Office (2"d Floor) and cannot be seen from the public right-of-way. The addition
will match the exterior of the existing building and sufficient parking exists to
accommodate the proposed addition.
.
