The public hearing was opened at 8:32 p,m.
Mr. Ringwald explained that the City of Arden Hills requests approval of an ameodment to the
Zoning Ordinance. The amendmeot would clarifY that substandard sized lots which existed prior
to the adoption of the Gateway Business District (GBD) or lots which are made substandard by a
govemmeotal taking are exempt from the minimum size requiremeot of that district.
The Gateway Business District requires that single parcels have at least teo acres to be
considered developable. There exists several parcels which existed prior to the developmeot of
this district that have less than the required ten acres, The proposed Code change would allow
these properties to be considered developable, The Code change would also allow parcels that
were reduced below the minimum size as a result of a governmeotal taking to be considered
developable, The Code change would not allow a parcel to be subdivided below the minimum
size requiremeot and be considered developable, .
Mr. Ringwald advised that Staff is recommending approval of Planning Case #98-31, Zoning
Code ameodmeot. If the Planning Commission makes a recommendation on this Planning Case,
it would be heard at the Monday, December 14, 1998, regular meeting of the City Council.
