DEC-09-1998 lB:3t:1 BRW 612 .
37121 1378 P.I2I2/04
Mr. Brian Fritsinger ..
December 9, 1998
Page 2 .
1) Storm Water Pond Relocation:
The original plan prepared by Howard R. Green detailed a stonn water pond adjacent
to an existing wetland located south of 13th St. NE. This location had not been
agreed to by the property owner prior LO the project letting. As a result of
negotiations with the property owner, a new location for the pond was selected
betwcen the Minnesota Commercial Railroad spur line and 13th Street N.E. This
location required additional excavation of soils since the general surface elevation
was higher than the original pond location. The new location places the pond in an
area under the existing NSP easement in the northwest corner of the site and therefor
improves the marketability of the property over the original pond conJiguration which
was situated more central to the property. All acceptable soils excavated from the
pond (approximately 65% of the total) were utilized for backfil I of the sanitary sewer
trench and road embankment construction. The contractor agreed to perform the
additional excavation at the original contract unit price. The cost of this work is
approximately $48,000.00.
2) Watermain Related Work:
a) The original plans included the construction of a 12" diameter watermain along
14th Street to serve the new development and enhance fire flow capacity in the
northwest portion of the City. After reviewing the existing city watermain network it .
became apparent that a 600 foot section of existing 8" watennain located along an
easement to the southeast of the Welsh development was not included in the project
for upgrade to 12". This section ofwatennain would be sandwiched inside an
otherwise continuous 12" trunk waterrnain loop. This situation was discussed with
city staff and the staff agreed with the City Engineer's recommendation to upgrdde
the existing watermain to 12" diameter. The cost of this work is approximately
$16,500.00.
b) The original plans did not address an existing hydrant located in the proposed
Gateway Court cuI-de-sac. The existing hydrant was salvaged and a new hydrant was
installed adjacent to the new roadway. The cost of this work is approximately
$5,500.00.
3) Saoitary Sewer Related Work:
a) The original plans did not include provisions for connecting the existing ATS
sanitary sewer to the new trunk sanitary sewer. The plans were modified to include a
24 foot deep manhole with outside service drop connection. The work was paid for
under existing contract items. The cost of this work is approximately $4,300.00.
b) The existing sanitary sewer pipe at the downstream connection of the new trunk
sewer was determined to be sagging and holding sewage. The contractor was directed
to modify the proposed connection to avoid the existing sagging pipe. This
lJ,\WpOOCS\l\Jt.DJDIIlftl.,\OATmVA.'Y\l."m.a.WGI#4.MI!M .
