Public Works Director has reviewed the situation and recommends the watermain and <br /> fire hydrant be relocated to a more suitable location at lease 10 feet from the proposed <br /> building. <br /> Staff would recommend the following two conditions: <br /> 1. Re-Iocate the fire hydrant to a location along the existing sidewalk per approval by <br /> Staff. <br /> 2, Re-locate the watermain at least 10 feet from proposed and existing building per <br /> approval by Staff. <br /> Case #98-31, Zoning Code Ordinance - modifications (regarding the development of <br /> substandard sized lots in the GBD), City of Arden Hills <br /> Request. The City of Arden Hills requests approval of an amendment to the Zoning <br /> Ordinance (Exhibit C). The amendment would clarify that substandard sized lots which <br /> existed prior to the adoption of the Gateway Business District (GBD) or lots which were <br /> made substandard by a governmental taking are exempt from the minimum size <br /> requirement of that district. <br /> Background. The Gateway Business District requires that single use parcels have at <br /> . least ten acres to be considered developable (Section V, K., 5, a, (3), of the Zoning <br /> Ordinance), There exists several parcels (Indykiewicz 6,7 acres, Nott 4 acres, Grainger <br /> 5 acres, Scholls 7,7 acres, Round Lake Business Center 5,87 acres, ATS 8.5 acres) <br /> which existed prior to the development of this district that have less than the required ten <br /> acres. The proposed code change would allow parcels, either below the minimum lot <br /> size standard at the time of adoption of Ordinance #291, or as a result of a governmental <br /> taking or purchase, to be considered as developable. The code change would not allow a <br /> parcel to be subdivided below the minimum size requirement and to be considered <br /> developable, <br /> Recommendation. The Planning Commission recommends approval of Planning Case <br /> #98-31, Ordinance Amendment, based on the modified language to Section V, K, 5, a, <br /> (5), (b) to read "Are substandard in size as a result of the acquisition or condenmation by <br /> a governmental entity for public purpose and remain in separate ownership from <br /> adjacent lots from the date of such acquisition or condenmation." <br /> Updates. Staff has made the Planning Commissions suggested changes to Exhibit C, If <br /> Council approved the amendment, Staff should be directed to prepare an Ordinance to <br /> be executed and published. <br /> . <br />
