<br />I <br /> <br />ARDEN HILLS PLANNING COMMISSION - JANUARY 6, 1999 <br /> <br />12 <br /> <br />e <br /> <br />Commissioner Sand stated tlJat he does not know what the intent would be for the development <br />of the land Mr. Brausen is requesting to purchase. However, considering past performance, he <br />would keep a close eye on the situation. Commissioner Sand asked Mr. Ringwald ifhe had <br />additional information. Mr. Ringwald stated that Texaco had contacted Staff to find out what the <br />City had plarmed for the site. He had informed tlJem of the City's plans for the development of a <br />NeighborhoodlBusiness District and that this site is one being considered for this use. Texaco <br />had expressed an interest in pursuing something tlJat would be different from the City's plan. <br /> <br />Acting Chair Rye asked if Staff has had other contacts expressing an interest in tlJe site. Mr. <br />Ringwald stated that tlJey have. He noted that tlJese interest have been more in line witlJ tlJe <br />City's plan for the site, such as small office. <br /> <br />Commissioner Galatowitsch asked if there had been any interest in developing the site at County <br />Road E2 and I35W. Mr. Ringwald stated that Staff receives calls regarding this site on a regular <br />basis. Commissioner Galatowitsch asked why nothing has developed at this site. Mr. Ringwald <br />explained tlJat it is a difficult site to build on due to the 50-foot setback from the road and tlJe <br />quick drop off on the eastern portion of the site. Commissioner Galatowitsch suggested that the <br />City may consider being less restrictive on the setback for this site. Mr. Ringwald noted that <br />potential developers have not been denied by the City. Rather, the developers plans wont fit on <br />the site even with reduced setbacks. <br /> <br />e <br /> <br />Commissioner Sand asked if Staff is informing interested people that the County Road D and <br />Cleveland Avenue and the County Road E and Cleveland Avenue areas have been designated <br />Gateways which would have certain landscaping requirements. Mr. Ringwald stated that tlJey <br />have been explaining this requirement when the discussions have reached this point. <br /> <br />Commissioner Sand asked Mr. Ringwald when tlJe last meeting of the Neighborhood Commons <br />was held. Mr. Ringwald stated the group is waiting for the Metropolitan Council grant money. <br /> <br />ADJOURNMENT <br /> <br />Commissioner Sand moved, seconded by Commissioner Nelson to adjourn tlJe meeting at <br />9: 17 p.m. The motion passed unanimously (6-0). <br /> <br />. <br /> <br />e <br />
