<br />Updates. The applicant supplied a picture depicting an attached carport, removed <br />earlier in the season due its dilapidated state. The applicant also brought up the <br />fact that a chimney on the west side of the garage as well as the brick wall <br />construction reduces the interior garage width to 15 feet 6 inches. The applicant <br />has submitted pictures of the carport and interior of the garage as well as two <br />views of the open space the applicant wishes to preserve. <br /> <br />Case #98-37, Variance - Thomas Delich, 3403 Lake Johanna Blvd. <br /> <br />Request. The applicant is requesting approval of a side yard setback variance (5 <br />feet 1 inch proposed, when 10 feet is required) and a front yard setback variance <br />(30 feet proposed, when 40 feet is required) for a house addition on a single <br />family lot zoned R-2 (Exhibit C). <br /> <br />Background. The applicant currently has an 18 by 20 foot, two level (720 square <br />foot) home with one bedroom, bathroom, kitchen and living room. The existing <br />home is set very close to the Lake Johanna Boulevard right-of-way. In fact, the <br />entire existing house is located within the required front yard setback. (Exhibit B) <br />The deck on the front of the house is four feet from the Lake Johanna Boulvard <br />right-of-way line and the house is ten feet from the right-of-way line, when 40 <br />feet is required. The house is approximately five feet from both side yards, when <br />ten feet is required on one of the side yards. <br /> <br />The applicant is proposing to add a 18 by 20 foot two-level addition (720 square <br />feet) to the rear (west) of the existing home. The applicant evaluated other <br />locations for the addition; however, they believe that this location is the only <br />place they can add to the home with minimum impact to the lot.
