The applicant is requesting approval of a preliminary plat consisting of two (2) <br />lots on a 10.54 acre parcel zoned I-I Limited Industrial District (Exhibit A). The request <br />also includes variances for a zero building setback where 20 feet is required, zero parking <br />setback where 5 feet is required, and to allow the use of a private drive rather than a <br />public street. <br /> <br />Background. The property under consideration in this request was part of the Control <br />Data site. Between 1995 and 1996 with planning case 95-09, 95-11, and 96-05 parcels <br />A-2 and B were subdivided into a total of three parcels from the Control Data Campus <br />(Exhibit C 10/19). There is currently a building on all three parcels. <br /> <br />Last fall with Planning Case 98-24, CSM Corporation was granted permission to build a <br />50,400 square foot addition to the building located at 4295 Lexington Avenue (parcel A- <br />2). The building addition is currently under construction. There were several conditions <br />that were to be met. Two conditions remain to be met prior to a Certificate of Occupancy <br />being granted for the building under construction. <br /> <br />. The applicant retains permanent vehicular, utility, and pedestrian access rights to the <br />properties located at 4255 and 4265 Lexington Avenue. <br />. Applicant work with Control Data to re-design private drive entrance to <br />accommodate main entrance by removing median. <br /> <br />The applicant is proposing that both lots have access to Lexington Avenue and/or <br />Femwood Avenue via the existing private road with easement. In addition easements <br />will need to be created for utilities and parking, in order to create an invisible property <br />line. In short, the applicant wishes to create a zero lot line subdivision for this industrial <br />campus. As long as the result of their request maintains the "invisibility" of their <br />property lines then staff is comfortable with the request. <br />
