Grantor reserves the right to develop, <br />construct, use and maintain additional improvements <br />within the Parking Easement provided that, at such time <br />"'" cleve] "r'Ueut: occurs. Grant.or shall mailltain the surface of the <br />Parking Easement and Access Easement and shall be <br />responsible for BilOW removal as long as the building on <br />Parcel A-2 remains occupied by its cun:ent tenant, <br />Dynamark. Upon sale and further development of that <br />portion of Parcel A-2 on which the parking Easement is <br />locatec:l, Grantor and/or purchaser of such property shall <br />be responllible for maintaining the surface of the Parking <br />Basement and Access Ba.~nt for removal ot snow. The <br />City shall be responsible for constructing and <br />maintaining any additiollal improvements or lights <br />necessary to accommodate t.he City's use of the Parking <br />Easement. The character, size and location of such <br />lighting shall be . subject to Grantor' s prior written <br />approval, which may not be unrea.onably withheld. <br /> <br />:r. Bours of U.8. The parking Easement and Access Basement <br />may be utili%ed ona non-exclusive basis by the City and <br />the public in conjunction with 'the public use of the City <br />Park daily between 8:00 a.m. and 10:00 p.m. <br /> <br />G.
