~

,
.

.

.

CITY OF ARDEN fiLLS

MEMORANDUM

DATE:

April 26, 1999

TO: Mayor and City Council 't... ~

FROM: Kevin Ringwald, Assistant to the City Administrator~

SUBJECT: Community Development Department Activities April of 1999

The following summarizes the activities of the Community Development Department for April
of 1999.

Planninl! Commission - Mav of 1999
Case #99-03 Josephine East LLC, 3183 Lexington Avenue, Preliminary Plat and
Variance. The applicants wish to subdivide the property into four single
family lots. The proposed Shoreline Lane will be temporarily cul-de-sacced
on this property. The City will collect an escrow for its future extension (ie.,
when the Bachmann property develops to the north). The Staff has been
working diligently with the applicant in an attempt to resolve a number of
outstanding issues related to the case. As the City Council will remember, the
portion of City street to the south of this property is not located on a public
right-of-way. Therefore, the timing of the final plat will be linked to the
resolution of that issue.

Case #99-04

City of Arden Hills, Creation of a Neighborhood Business zoning district,
Discussion Only. The Planning Commission will commence discussions on
the creation of a neighborhood business district. The district will take several
meetings to frame out before formal consideration is undertaken (ie., June or
July of 1999). Any particular thoughts about the types of uses, examples of
good neighborhood centers, or other thoughts would be appreciated.

Case #99-07

Cardiac Pacemakers Inc., 4100 Hamline Avenue, PUD Amendment
(Master Plan) and Site Plan. The applicant wishes to add an approximately
50,000 square foot research and development facility to their campus. The
building and the associated parking lot (east ofFemwood Avenue) are
currently not part of the Master Plan for this campus.

Protective InsDections
1. Building Permits (April of 1999). The City issued five commercial/industrial permits in
March. The first, Permit (#6387) was an alteration ($25,000) at 1900 County Road I. The
second, Permit (#6391) was for an interior office buildout ($117,650) at 1987 Gateway
Boulevard. The third, Permit (#6393) was for an interior office remodel ($74,000) at
4105 Lexington Avenue. The fourth, Permit (#6412) was for an interior office remodel
($121,000) at 4201 North Lexington Avenue. Lastly the fifth, Permit (#6415) was for a
dining hall addition ($260,000) at 3900 Bethel Drive.
