Economic Development Authority,
. City of Arden Hills,
4364 West Round Lake Road,
~Arden Hills, MN 55112-5794

~Dear Kevin: ' .

, Your updated plans for your Gateway Business Park are
interesting and I am glad to see you are proceeding. Yes,
we are now the point of contact for the property back
o there.

Uwe sincrely understand your desire to rid the rai 1 trackage
from this development. We are never ones to say Wnevei"and
~our sorry that you have not rezoned this land to accomodate
~attra~tive businesses that may use ~ai~, but, we understand
Othat IS your prereogative. I would InvIte you to go take
look at the new Murphy Warehouse going up between
~Medtronics and Onan in nearby Fridley to see how office
(l)parks, attractive commercial bui Idings and railroads can
all exist together in harmony with improving the entire
area. It should be finished this fall sometime.

LibertyviIlc. Dl60048

John W. Golunann. Chaimlan. President

8~7-549-0486. fax 847-549-0485

.

several factors come into play regarding this rail
property. First, it has had active use up until spring of
1998 and our customer says they may use it again to
transload salt this fall. Second, a six acre industrial
sight has just, been put on the market just west of
Mengelkoch (the former Darling and Company, plant) and we
have a couple of interested rail users. The current
trackage is a potential use for holding empty cars for at
least one of these customers. Thirdly, a State Railroad
Museum has leased some of the space on this track and until
they get their own museum trackage in shape, they have no
place to hold their equipment. Any relocation would not
only have to find another place for this equipment, but,
also, have to pay for moving it. Fourthly is the old but
everpresent issue of thelnterstate Highway Bridge and who
would be responsible for its removal if we abandoned the
track. Removal is extremely expensive - half a million to a
million dollars. I have learned that Canadian Pacific and
the State of Minnesota have a legal dispute going over who
. should be paying for the removal of a similar bridge, over
.1-94, near Snelling in St. Paul. Last year, for example,
our company had a net profit of only $160,000 - a'lawsuit

.
-~'L

Efficient, competitive and caring tail service and industrial development as lbe Twin Cities
"neutnl" switching carrier and by Commercial T~oad of Minnesota. our Subsidiary

1/z.,

~

~
