ARDEN HILLS PLANNING COMMISSION - APRIL 7,1999

~~~fr
10
2.
Recording of the subdivision in the form ofa Registered Land Survey.
e
3. Rice Creek Watershed District approval.
4. The basement elevation not be below 906.2 feet unless Engineering specifications
providing proof of adequate drainage below 906.2 are submitted to Staff for
approval below the 906.2 level.
5. A finding that the grading of the property does not adversely affect the
neighboring properties.
6. Provision of a drainage easement per the Subdivision Ordinance.
Ms. Schacht asked if there is a limitation as to how high the home can be built. Mr. Ringwald
stated that the home cannot be higher than 35 feet. Ms. Schacht stated that a home this high
would not aesthetically fit within the neighborhood. Mr. Ringwald pointed out that there would
be nothing preventing a homeowner from expanding an existing home to this maximum height.
The motion carried (6-1, Commissioner Sand opposed).
This Planning Case will be reviewed at the Monday, April 26, 1999 City Council meeting.
PLANNING CASE #99-06 - CSM IDYNAMARK) - 4295 NORTH LEXINGTON AVENUE a
- PRELIMINARY PLAT AND VARIANCE - PUBLIC HEARING ..
Chair Erickson confirmed that the Planning Case was announced in the March 24,1999,
publication of the Bulletin and opened public hearing at 8:40 p.m.
Ms. Randall explained that the applicant was requesting approval of a preliminary plat consisting
of two lots on a 10.54 acre parcel zoned I-I, Limited Industrial District. The request also
included variances for a zero building setback where 20 feet is required, zero parking setback
where five feet is required, and to allow the use of a private drive rather than a public street.
The property under consideration in this request was part of the Control Data site. Between 1995
and 1996, with Planning Cases 95-09, 95-11, and 96-05, the parcels A-2 and B were subdivided
into a total of three parcels from the Control Data Campus. All three parcels currently have one
building each.
Last fall, with Planning Case 98-24, CSM Corporation was granted permission to build a 50,400
square foot addition to the building located at 4295 Lexington Avenue (parcel A-2). The
building addition is currently under construction. There were several conditions that were to be
met. Two conditions remain to be met prior to a Certificate of Occupancy being granted for the
building under construction:
1.
The applicant retains permanent vehicular, utility, and pedestrian access rights to the
properties located at 4255 and 4265 Lexington Avenue.
e
2. Work with Control Data to redesign private drive entrance to accommodate main
entrance by removing or breaking up the median.
