<br />., <br /> <br />,J <br />e <br /> <br />CITY OF ARDEN IDLLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />April 26, 1999 <br /> <br /> <br />TO: <br /> <br />Mayor and City Council <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />Planning Cases 99-02, Minor Subdivision <br />Ralph Hines, 1700 Valentine Avenue <br /> <br />Request. The applicant is requesting approval of a two (2) lot Minor Subdivision at 1700 <br />Valentine Avenue (Exhibit A). The parcel is zoned R-1 Single Family Residential. <br /> <br />Background. The applicant proposes to divide the property at 1700 Valentine Avenue <br />into two parcels. Proposed Lot 1 (northerly lot) contains the existing home at 1700 <br />Valentine Avenue. The (southerly lot) is currently vacant. The applicant completed a <br />wetland delineation, which found some type 1 wetland on the property line between lots <br />1 and 2 (Exhibit B). However, this wetland should not impact the buildability of Lot 2. <br /> <br />e Discussion and Comments. The boundary of the wetland is shown on the survey within the <br />study (Exhibit B). Structures should not be built within the wetland boundaries without <br />proper approval form the City of Arden Hills, Rice Creek Watershed District, and other <br />govennnental agencies as needed. <br /> <br />e <br /> <br />Due to the highwater table in the area the basement elevation should not be below 906.2 <br />feet. Engineering specifications providing proof of adequate drainage below 906.2 may <br />be submitted to staff for approval below the 906.2 level. <br />
