<br />~ <br /> <br />. <br /> <br />Park Dedication. Park dedication fees were not paid with the platting of Valentine Hills. <br />Park dedication fees should be required with approval of this minor subdivision. (Exhibit <br />C and E) <br /> <br />. <br /> <br />Deadline for Agency Actions. The City of Arden Hills received the completed <br />application for this request on March 4, 1999. Pursuant to Minnesota State Statute, the <br />City must act on this request by Monday, May 3,1999 (60 days), unless the City provides <br />the petitioner with written reasons for an additional 60 day review period. The additional <br />review period would extend to Friday July 2, 1999. The City may, with the petitioners <br />consent, extend the review period beyond the Friday, July 2, 1999, date. <br /> <br />Recommendation. The Planning Commission reconunends approval of Planning Case <br />#99-02, Minor Subdivision, subject to the following conditions: <br />1. Payment of the appropriate park dedication fee. <br />2. Recording of the subdivision in the form ofa Registered Land Survey. <br />3. Rice Creek Watershed District approval. <br />4. The basement elevation not be below 906.2 feet unless Engineering specifications <br />providing proof of adequate drainage below 906.2 are submitted to Staff for approval <br />below the 906.2 level. <br />5. A finding that the grading of the property does not adversely affect the neighboring <br />properties. <br />6. Provision of a drainage easement per the Subdivision Ordinance. <br /> <br />Updates. The Parks and Recreation Director is reconunending a park dedication fee of . <br />$4595.16 (Exhibit F). <br /> <br />Staff would reconunend the wording of condition number five (5) be reworded to state <br />"The grading of the property shall not adversely affect the neighboring properties". <br /> <br />. <br />
