<br />. <br /> <br />. <br /> <br />. <br /> <br />City of Arden Hills <br /> <br />Chapter 12 Suhdivisions <br /> <br />of streets by the City engineer, and other public officials having jurisdiction, prior to the <br /> <br /> <br />approval of the final plat by the City. <br /> <br />Subd. 4 Flooding. No plan will be approved for a subdivision which covers an area <br /> <br />subject to periodic flooding or which contains extremely poor drainage facifities which <br /> <br />would make adequate drainage of the streets and lots impossible, unless the subdivider <br /> <br />agrees to make improvements which will, in the opinion of the City engineer, make the <br /> <br />area .completely safe for occupancy, and provide adequate street and lot drainage. <br /> <br />1210.05 Final Plat. <br /> <br />Subd. 1 Filing. The owner or subdivider shall file with the City Administrator seven (7) <br /> <br />copies of the final plat not later than three (3) months after the date of approval of the <br /> <br />preliminary plan; otherwise, the preliminary plan and fmal plat will-$h;m))e considered <br /> <br />void unless an extension is requested in writing by the subdivider and for good cause <br /> <br />granted by the City Council. The owner or subdivider shall also submit at this time an <br /> <br />up-to-date certified abstract of title or registered property report and such other evidence <br /> <br />as the City attorney may require showing title or control in the applicant. <br /> <br />Subd. 2 Incorporation of Changes. The final plat shall have incorporated lhereifl-ijii <br /> <br />all changes or modifications required by the City Council; in all other respects it shall <br /> <br /> <br />conform to the preliminary plan. It may constitute only that portion of the approved <br /> <br />preliminal)' plan which the subdivider proposes to record and develop at the time, provided <br /> <br />12 - 15 <br />
