<br />c <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />City of Arden Hills <br /> <br />Chapter 12 Subdivisions <br /> <br />1240.03 Applications. Application for any suelt-variance shall be in writing by the subdivider <br /> <br />at the time when the preliminary plat is filed for the consideration of the City Council, stating <br /> <br />fully and clearly all facts relied upon by the petitioner, and shall be supplemented with maps, <br /> <br />plans or other additional data which may aid the Council in the analysis of the proposed project. <br /> <br />The plans for suelt-t!w/rlevelopment shall include suelt-tlw.':'covenants, restrictions or other legal <br /> <br />provisions necessary to guarantee the full achievement of the plan. <br /> <br />1240.04 Minor Subdivisions of Unplatted Property. <br /> <br />Subd. 1 General. In the case of a proposed subdivision of an unplatted tract of land, <br /> <br /> <br />which subdivision is small in size and of minor importance and which tract is located in <br /> <br /> <br />an area where conditions are well-defmed, the City Council, upon review and after report <br /> <br /> <br />of the Planning Commission, may exempt the subdivider from compliance with some of <br /> <br /> <br />the provisions of this Chapter. The provisions from which suelt-nl~:':subdivision may be <br /> <br />exempted shall be specified by the Planning Commission at its first meeting at which the <br /> <br />subdivider's application under this paragraph is presented. <br /> <br />Subd.2 Special. Such subdivision may even be exempted from the platting requirements <br /> <br />of this Chapter and may be allowed to be accomplished by means of a survey or registered <br /> <br />land survey provided that the following requirements have been met: <br /> <br />A. The resultant parcels abut on and have access to an existing public street, road, <br />thoroughfare, or highway; <br /> <br />12 - 45 <br />
