Mr. Nelson stated that he expeeted the final <br />planned unit development to be ready within three to five months, He indicated that the project tit <br />was not scheduled to begin this fall, The projeet would most likely begin next spring, <br /> <br />Commissioner Galatowitsch asked if the requirement to increase the 20-foot setback to 30 feet <br />would reduce the angled parking to the south. She noted that the proposed parking was minimal. <br />Commissioner Galatowitsch asked if it was required for the parking in this area to be angled, <br />Ms, Randall stated that the parking would not have to be angled. <br /> <br />Commissioner Galatowitseh noted that the angled parking would dictate one-way traffie, which <br />may be difficult for vehicles coming and going, Mr, Nelson stated that the parking in this area <br />was intended to be used for tenant parking only, Ifthe building were reoriented to the south, as <br />proposed, the angled parking to the south would be eliminated and parking spaees would be <br />added to the west. <br /> <br />Commissioner Sand noted that the proposal to reorient the building to the south would reduee the <br />berm area to the west, <br /> <br />With regard to the coneern expressed by Mr. Ristow about noise from the highway, <br />Commissioner Galatowitsch noted that the building may protect the residential areas from noise <br />better than vegetation would, She stated that she was happy to see a proposal for this corner, <br /> <br />Acting Chair Nelson noted that detailed questions should be reserved for the final planned unit <br />development. He did suggest that the Planning Commission should discuss the northern setbaek _ <br />buffer area, Commissioner Galatowitsch stated that she would like to hear opinions from the - <br />residents to the north, <br /> <br />Mr, Nelson stated that he had spoken with the residents to the north and there had only been one <br />property owner who had expressed coneern for the vegetation in this area, He had informed this <br />property owner that either a fenee or additional vegetation could be used for screening, He <br />reiterated that it will be determined which trees are salvageable and which are not, and additional <br />trees would be added as appropriate, <br /> <br />Commissioner Galatowitsch stated that she did not feel ready to make a determination whether <br />the northern setbaek buffer area should be 20 or 30 feet, particularly if there was a possibility of <br />the building being reoriented. Commissioner Rye stated that the Planning Commission must <br />make a determination on whether or not it would be willing to allow the 20-foot setback. Ms. <br />Randall stated that the Planning Commission could hold off on this decision until the final plans <br />are presented, She noted that the applieant has direction that the proposed Neighborhood <br />Business Ordinance requires a 30-foot setbaek; however, the Planning Commission may be <br />willing to eonsider a variance for a 20- foot setbaek. She indieated that, by the time the final <br />planned unit development was presented, the Neighborhood Business Distriet may be in place. <br />She suggested that the Planning Commission consider the requirements of the Neighborhood <br />Business District and let the applicant know their feelings about a 20,foot setback. <br /> <br />Mr. Ringwald noted that the current zoning requirements for this property is for a 100,foot a <br />setback. He stated that the Planning Commission would not at this time be giving the applicant - <br />approval for a 20-foot setback. Rather, the Planning Commission would be providing direetion <br />for a 30-foot setback and the applieant should determine how the building will fit within these <br />requirements or if a variance is needed, <br />
