Aceess ramp on the east side of the building be eliminated. <br />3, The two parking stalls along the Cleveland Avenue entrance be <br />redesigned, and redesign the direetion of the angle parking along the east <br />property line. <br />4. Drive access from County Road D be moved further east, away from the <br />interseetion, <br />5, Screening from adjacent residential property includes both fencing and <br />landscaping, <br /> <br />Commissioner Sand confirmed the understanding that condition number one applied to the north <br />boundary and was based on the assumption that the Neighborhood Business District will be <br />established on this property, Ms, Randall noted that the setbaek requirement in condition <br />number one applies to both the east and north boundaries, <br /> <br />Commissioner Sand noted that, since this was a concept planned unit development, the details of <br />where the building will be sited will be dealt with at final eonsideration, He reiterated his belief <br />that condition number one should state: Provision of a buffer yard from residential property, <br />eonsistent with the zoning in effect at the time of the final planned unit development. <br /> <br />Ms, Randall noted that, if the zoning of the property did not change, the requirement would be <br />for a IOO-foot buffer yard. Commissioner Sand confirmed that staff had included the 30-foot <br />buffer yard beeause of the B-2 Zoning Distriet issue, not beeause ofthe Neighborhood Business <br />District issue. Ms, Randall stated that the 30-foot buffer yard was proposed based upon the <br />Neighborhood Business District. Commissioner Sand agreed that condition number should be <br />left as is, He noted that, if the applicant decided that the only way the development will fit <br />would be with a lesser buffer yard than required the applicant will have to apply for a varianee, <br /> <br />Commissioner Duchenes seconded the motion, <br /> <br />Commissioner Rye eonfirmed that condition number two should be included in the <br />recommendation. Commissioner Galatowitsch stated that additional information should be <br />provided regarding the use of the proposed access ramp, whether or not it could be moved to <br />another location, and how wide the ramp was proposed to be, <br /> <br />Mr, Nelson stated that the access ramp was proposed to be 12 feet wide at the top and 10 feet <br />wide at the base, He indieated that there would be a retaining wall and the ramp would not be <br />covered. <br /> <br />Commissioner Rye stated that he would not have a problem with the aceess ramp ifit was rarely <br />used. <br /> <br />Commissioner Sand amended eondition number two of the motion to state: <br /> <br />2, The aeeess ramp on the east side of the building be included only ifit is <br />neeessary to conduet the property owner's normal business operations, <br />
