The applieant is proposing a Concept Planned Unit Development (pun) for <br />construetion of a 13,000 square foot building, with 7,000 square feet on the main and <br />upper level used for office and 6000 square feet in the lower level used for storage, <br />(Exhibit A) <br /> <br />Background. The site is currently one of seven sites being reviewed with the development <br />of the proposed Neighborhood Business Distriet. <br /> <br />. <br /> <br />Aeeess to the pareel is provided by full movement aeeess to County Road D and Cleveland <br />Avenue, The aecess to County Road D, as shown, may be too close to Cleveland Avenue, <br />With the reeonstruction of County Road D, the County may modify this to a right-inlright- <br />out drive, <br /> <br />The applicant is proposing 24 parking stalls with proof of parking spaees for a total of 32 <br />parking spaees, The Zoning Ordinance requires 28 parking spaees for an office use (7,000 <br />s,f.I(1 p,s, per 250 s,f.)), This does not include the square footage for the lower level <br />which, is proposed to be used as storage, <br /> <br />The two parking stalls along the Cleveland A venue entranee may cause a conflict for <br />traffic entering and exiting the property, The parking stalls on the southeast side will <br />have headlights faeing residential neighbors, <br /> <br />The proposed plan shows a 10 foot wide aecess ramp to the lower level (proposed to be <br />used for storage), Staff has eoneerns with the ramp being used for vehicle traffic due to its <br />proximity to adjacent residential property, Staffreeommends the ramp be eliminated, <br /> <br />The proposed plan meets the current General Business Distriet (B-2) standards for height, <br />floor area ratio, lot coverage, and landscape lot area, <br /> <br />e <br /> <br />This site has a negative 3 feet of buildable area when the current setbaeks are applied, The <br />proposed plan does not meet the current 100 foot buffer setbaek from a residential district <br />to the north and east. In reviewing the Neighborhood Business District, staff reeommended <br />a 30 foot minimum setback buffer yard from adjacent residential properties, The applicant <br />is proposing a 20 foot setbaek to the north, <br />
