<br />Deadline for Al!encv Actions <br />The City of Arden Hills reeeived the complete applieation for this request on July 2, 1999, <br />Pursuant to Minnesota State Statue, the City must act on this request by Tuesday, August <br />31, 1999. (60 days), unless the City provides the petitioner with written reasons for an <br />additional 60 day review period, The additional review period would extend to Friday, <br />October 29,1999, The City may, with the petitioner's consent, extend the review period <br />beyond the Friday, October 29, 1999 date, <br /> <br />e <br /> <br />Lastly, if the City denies the petitioner's request, "", it must state in writing the reason for <br />the denial at the time that it denies the request." <br /> <br />Planning Commission Recommendation. The Planning Commission recommends <br />approval of Planning Case #99-11, Concept Planned Unit Development (PUD), subject to <br />the following modifications: <br /> <br />I, Provision of a 30 foot buffer yard from residential property (North and East), <br />2, Aceess ramp on the east side of the building be included only if necessary for normal <br />business operations, <br />3, The two parking stalls along the Cleveland Avenue Entrance and the direetion of the <br />angle parking along the east property line be redesigned, <br />4, Drive access from County Road D be moved further east away from the intersection, <br />5, Sereening from adjacent residential property include both feneing and landscaping. <br /> <br />e <br /> <br />Updates. The applicant modified the eoncept plan to incorporate the items discussed at the <br />planning eommission (Exhibit B). The new proposal turns the building and moves the <br />parking lot all to the west side, The building is also being shown as 6,336 square foot print <br />whieh inereases some of the calculations slightly, The revised plan will still meet the <br />current General Business District (B-2) standards for height, floor area ratio, lot coverage, <br />and landscape lot area, Aeeess to the parcel from County Road D is shown further back <br />from the interseetion, <br /> <br />The applicant is showing 32 parking spaces where 30 spaces are required (the required <br />number changed due to the square footage changing), The parking does not include the <br />square footage for the lower level whieh, it is our understanding, would be used for storage, <br />This parking configuration eliminates the headlights from faeing the neighbor to the east. <br />The new layout does, however, faee headlights to the north which will need to be well <br />sereened, <br /> <br /> Building Setbacks <br />Setbaek Required Reeommended Original Modified <br /> Setback NB District Prooosal Prooosal <br />Front (Cleveland Avenue) 50 feet 20 feet 100 feet 129 feet <br />Rear (residential) 100 feet 30 feet 32 feet 30 feet <br />Side Comer (Countv Road D) 50 feet 20 feet 50 feet 30 feet <br />Side (residential) 100 feet 30 feet 20 feet 20 feet <br /> <br />e <br /> <br />The residential side yard to the north is proposed to be 20 feet where 30 feet is <br />recommended with the proposed Neighborhood Business District. <br />
