<br />e <br /> <br />Both proposed plans show a 10 foot wide access ramp to the lower level. The ramp access <br />has been changed to show a sod covered entrance. Staff still believes this may be used for <br />vehicle traffic now or in the future and due to its proximity to adjacent residential <br />properties should be eliminated. <br /> <br />The modified proposal reduced the buffer area between Cleveland Avenue and the parking <br />lot to 19 feet where it was previously proposed at 30 feet. This comer is shown on a 1985 <br />study as a gateway to the city. The proposed pylon sign has been relocated along County <br />Road D. <br /> <br />Staff Recommendation. The applicant has resolved several of the conditions <br />recommended by the Planning Commission. Staff recommends modifying the <br />recommendation approving Planning Case #99-11, Concept Planned Unit Development <br />(PUD), subject to the following conditions: <br /> <br />1. Provision of a 30 foot buffer yard from residential property (North and East). <br />2. Access ramp on the east side of the building be eliminated. <br />3.
