However, I do have a map that shows the topography of the <br />lot during the time it was used as a Texaco station. The <br />topography of the lot has changed very little if any since the <br />Texaco station was removed. Please let me know if you would like <br />a copy of this map. The former map indicates that the highest <br />elevation was 917.9 feet and the lowest elevation which is the <br />northern most area of the lot extending to the northeast corner, <br />was 914.0 feet. The cleared portion of the lot appears to be <br />fairly level with the elevation varying from 915.7 feet on the <br />western side of the open area to 917.4 feet on the east side of the <br />open area. <br /> <br />'J/, <br /> <br />e <br /> <br />When Ramsey County upgraded this corner approximately 3 years ago, <br />they installed a storm sewer catch basin at the northwest corner <br />of the property. It is located several feet east of the property <br />line. It was installed by the County with anticipation that this ~ <br />property would eventually be developed. It will be used to take ~ <br />care of any water surface runoff on the lot. Essentially, the <br />plan would be to drain the site to the north into the existing <br />lower area which would in turn drain into the storm sewer systea as <br />previously set up by the County. <br /> <br />I have talked to Rice Creek Watershed District and have asked them <br />to do a pre-development review. They will notify my client in <br />writing whether a permit will be required from Rice Creek Watershed <br />District for the development of this property. <br /> <br />I will assume that you will let me know in writing as to any <br />additional documents that we need to submit to you.
