Nelson <br />Our FileNo.: 7897 <br /> <br />Dear Ms. Randall: <br /> <br />This letter is sent to confirm our discussion today relative to my <br />client's application for a PUD. As we discussed, my client would <br />like this handled presently as a preliminary or conceptual PUD <br />until he has a definitive area in which the city will allow him to <br />build a building. Once the site is defined, my client is willing <br />to spend the additional money to prepare the drawings, engineering <br />and specific elevations of the proposed development necessary for <br />the approval and construction of a building on this site. until <br />the building area is defined, it would be a waste of time and his <br />money to go any further. <br /> <br />My client is sensitive to the concerns of the neighborhood. Either <br />my client or I will take some time and try and meet with the <br />neighbors this week. A copy of the site plan drawing which we are <br />submitting as part of our POD application for preliminary approval <br />will be shared with each of them. Hopefully, this will alleviate <br />any concerns the neighbOrs miqht have about the proposed <br />development and give them the opportuni~y to discuss with my client <br />or me their concerns. As we discussed today, this is a concept and <br />the renderings of the building elevations are just some drawings <br />prepared for the submittal and will more than likely be refined. <br /> <br />My client does intend to use a low maintenance exterior which will <br />include stone or brick, stucco, wood, etc. The goal of my client <br />is to design the building in keeping with the residential <br />neighbOrhood that it adjoins. <br /> <br />My client is willing to listen and consider the neighbOrhood <br />concerns within reason and to possibly address some or a1l of them. <br />I know it has already been discussed with the architect abOut the <br />impact of lighting of the building and parking areas so as to <br />
