They have also discussed the use of landscaping and fencing <br />to minimize the impact on the neighborhood. <br /> <br />My client would like to develop this site with the construction of <br />an attractive building. As we discussed, at this time I intend to <br />personally lease a portion of the building for my professional <br />practice. My client and I are both residents of Arden Hills. <br /> <br />My client understands that the trees are important and my client <br />intends to hire a tree specialist once the building area is clearly <br />defined to help him determine the trees in the designated landscape <br />area that are worth saving and can in fact be saved. AlSo, even <br />though fencing has been proposea in some areas ior screening, my <br />client would consider eliminating some of the fencing and using <br />landscaping as an alternative where appropriate. <br /> <br />My client has tried to meet the B-2 minimum setback requirements. <br />If it is more acceptable to move all of the parking completely to <br />the West side, then I would ask planning commission to consider <br />changing the front yard setback from County Road "D" to place the <br />south side of the building even with the existing improvements to <br />the east. This would allow for sufficient room to utilize most of <br />the west side of the property for parking and would reduce the ~ <br />landscape area on the Western end of the property. since there is ~ <br />no on street parking, it is imperative to my client to be able to <br />accommodate all parking on site. One major concern my client has <br />is that the minimum parking spaces will be inadequate to serve the <br />demands of the tenants. Thus, there has to be an alternative plan <br />to provide more than the minimum spaces should this situation <br />develop once he determines the makeup of the tenants. This is why <br />we proposed tentative parking on the south side at this time. <br /> <br />I have been assured by steve Erickson that he will be dropping off <br />the site plan with some tentative elevations for the south and west <br />side of the buildina. Mv client looks forward to working with the <br />city'and the neighbors In creating an attractive office building <br />that will enhance and benefit our fine co nity.
