<br />, <br /> <br />e <br /> <br />CITY OF ARDEN HILLS <br />COUNTY OR RAMSEY <br />STATE OF MINNESOTA <br /> <br />ORDINANCE NO. 315 <br /> <br />AN ORDINANCE SUMMARY ADDING A NEIGHBORHOOD BUSINESS DISTRICT <br />TO THE CITY OF ARDEN HILLS ZONING ORDINANCE <br /> <br />THE ARDEN HILLS CITY COUNCIL ORDAINS THAT APPENDIX A AND ITS <br />SUBDIVISIONS IS HEREBY ADDED TO THE ARDEN HILLS MUNICIPAL CODE TO <br />READ AS FOLLOWS: <br /> <br />Adding the following to Section V, D, PURPOSE OF DISTRICTS. All other sections will <br />be renumbered to allow for the inclusion ofthis section. <br /> <br />6. NB Neighborhood Business District <br /> <br /> a, <br /> b, <br /> c, <br /> d, <br />e e, <br />f, <br /> g, <br /> <br />To be located at the edge of residential neighborhoods <br />To provide a limited range of over-the-counter, convenience, retail, and service <br />uses to accommodate the needs of the adjacent residents <br />To place limitations on the type, size and intensity of uses within this district, <br />given its proximity to residential uses <br />To place emphasis on convenience for pedestrian, bicycle, and public <br />transportation access to the use <br />To accommodate, where possible, a public commons giving residents a place to <br />gather and interact witb one another <br />To ensure adequate buffering is provided on these sites for the adjacent residential <br />uses <br />To require, where applicable, compliance with the City's gateway requirements <br /> <br />Adding a Neighborhood Business column to Section 5, E. LAND USE CHART with the <br />following. <br /> <br />Permitted Uses; Clinic, Daycare Facility over 10, Financial Institution & Service, Office, <br />Retail Sales & Service, and Utility Distribution Line. <br /> <br />Special Use Permit; Pick Up Station, Self Service Laundry, Land Reclamation, Mining, <br />Multiple Use Operation, Personal Service, Public Use Research, Restaurant, Studio, and <br />Utility Transmission. <br /> <br />Accessroy Use; Daycare facility 10 or less, Special Accessory uses; antenna, dish or tower <br /> <br />Adding a Neighborhood Business column to Section 5, F.
