<br />DRAFT <br /> <br />.. <br /> <br />ARDEN HILLS PLANNING COMMISSION - OCTOBER 6, 1999 <br /> <br />15 <br /> <br />. <br /> <br />PLANNING CASE #99-21 - PACESETTER CORPORATION - 2015 GATEWAY <br />BOULEVARD - PLANNED UNIT DEVELOPMENT AMENDMENT - PUBLIC <br />HEARING <br /> <br />Chair Erickson opened the public hearing at 9: 17 p.m. <br /> <br />Ms. Randall explained that the applicant was requesting approval of an amendment to the <br />planned unit development to place a trash compactor at 2015 Gateway Boulevard. <br /> <br />On July 14, 1997, the City Council approved Planning Case #97.06 for the construction of three <br />office/industrial buildings. The site plan did not provide for any trash enclosures. The applicant <br />has been using a trash dumpster located in the loading dock area. Several other tenants have <br />been doing the same. Due to the number of pick-ups required, the applicant would like to have a <br />compactor to reduce the number oftrash pickups. <br /> <br />The trash compactor is slightly larger than a trash dumpster and looks much the same. They are <br />proposing to locate the compactor in front of a transformer with the required three foot setback <br />from the transformer. The trash compactor would not extend any further than the trucks that will <br />be located in the area, <br /> <br />. <br /> <br />The Zoning Ordinance requires that all exterior storage shall be screened from public view. The <br />trash compactor will be visible from Round Lake Court. Staff recommended screening be added <br />on the west side of the compactor unit. The applicant has agreed to this requirement. However, <br />the applicant has noted that there are other trash dumpsters in the area, At the time of final plan <br />approval, it was noted in the Planning Commission packet that the trash dumpster would need to <br />be reviewed. Ms. Randall stated that she could not find any additional information regarding <br />how this was to be dealt with. <br /> <br />The compactor will be 10 feet high, approximately 10 foot wide, and 30 feet deep, It will be <br />located approximately 10 feet from the building and three feet from the transformer. <br /> <br />Ms, Randall advised that staff recommended approval of Planning Case 99-21, Planned Unit <br />Development Amendment, to allow for a trash compactor on the north side of the building <br />located at 2015 Gateway Boulevard, with a condition that a fence for screening be placed on the <br />west side of the compactor. If the Planning Commission makes a recommendation on this <br />Planning Case, then it would be heard at the October 25,1999, regular meeting of the City <br />CounciL <br /> <br />Chair Erickson closed the public hearing at 9:23 p.m., as no one wished to address the Planning <br />Commission, <br /> <br />With regard to the issue of screening oftrash dumpsters, Chair Erickson confirmed that there had <br />been some discussion of this issue found in previous Planning Commission minutes. Ms. <br />Randall stated that the issue had been discussed in the Planning Case memo, however, further <br />. discussions were not found in any previous Planning Commission meeting minutes, <br /> <br />Chair Erickson confirmed that the issue had not been resolved prior to planned unit development <br />approvaL Ms. Randall stated that this was correct.
