The three homes at 1605, 1609, and 1611 currently share a common backyard, which runs along the east side of each lot. Part of this backyard is a large concrete basketball court (hockey in the winter) used not only by these three homes, but also the five children at 1613 (Mark and Maggie Anderson). There are 10 children under the ages of 16 in the Moberg and Anderson houses alone, and each of them uses the court extensively. They also use the lawn on the east end of 1609 for baseball throwing and other games. If we are forced to use current setback guidelines for homes on a road, the court and yard will be lost. Also, the backyard of 1611 will be boxed in. 2. The east end of the lot at 1609 is a hill. It is also the shallowest part of the lot, only 58' deep. The more the replacement house is pushed east to satisfy setbacks on the west, the closer it gets to the north and south lot lines of both 1605 and 1611. 3. The Mobergs in 1611 would much prefer that the house on 1609 be as close to the west easement as possible to prevent the boxing in of their backyard and to retain use of the court. 4. According to both the Mobergs at 1611 and the Andersons at 1611, they received variances in 1988 and 1989 to position their new homes closer to the easement on the west. We are asking the same thing. 5. The home across Lake Johanna Blvd at 1618 also received setback variances to build in the 1980s, as did perhaps a number of other homes along the boulevard where the lots are sometimes quite shallow.
