Vr <br /> <br />!~; ...i..J <br /> <br />Our requests spring from our desire to move our house on <br />1605 Lake Johanna Blvd. to our lot on 1609 Lake Johanna Blvd. and <br />then build a new house on the lot at 1605. This would entail <br />removing the current small house on 1609. <br />To make this feasible, we are requesting variances on house <br />setback guidelines on both lots. <br /> <br />Request for variance #1 (1605) <br /> <br />We are requesting a change in the 40' and 30' guidelines for <br />front and back setbacks on the new home to be built at 1605 Lake <br />Johanna Blvd. <br />The hardship that argues for this variance is the shallowness <br />of the lot. The lot is not deep enough to allow a home of the size <br />consistent with surrounding homes to be built with current <br />setbacks. The foundation of the present home was built in the <br />1940s. <br />Specifically we are proposing meeting the 40' front setback <br />from Lake Johanna Blvd., but having the back set back be 10' at one <br />corner of the house and 16' at another (the back lot line not being <br />parallel to the front lot line). <br /> <br />Request for variance #2 (1609) <br /> <br />We are also requesting a change in the 40' and 30' guidelines <br />for front and back setbacks on the placement of the home being <br />moved to 1609 Lake Johanna Blvd. <br />The hardship that argues for this variance is the smallness of <br />the lot and the desire to save a common backyard shared by 1609 <br />and 1605 and the neighbors (Dave and Tammy Moberg) at 1611. <br />The following are relevant factors: <br />1. There is no road, per se, on which 1609 is set, and therefore <br />the situation is not the same as for normal setback guidelines. The <br />access to 1609 is a private driveway on a county-owned easement. <br />We are requesting a setback from the edge of the easement of 15' <br />
