The ordinance includes <br />three (3) parts: <br /> <br />. <br /> <br />a. Table of Uses <br />b. Table ofDistricl Requirements <br />c. Special Requirements section <br /> <br />The areas shown in bold are the major substantive changes made from the Planning <br />Commission public hearing and discussion. They include: <br /> <br />1. Change "Commercial recreation" from not allowed to Special Use. <br />2: Change "Clubs and lodges" from Permitted to Special Use. <br />3. Include "Casinos" as a prohibited use. <br />4. Antennas were changed to a Special Accessory use. <br />5. Hotel/motel ww; changed from not allowed to Special Use. <br /> <br />There were questions on items relating 10 "public" works items, including streets, sidewalks <br />and intersections designs. Two items of this nature the City Council may want to discuss that <br />. remain in the draft Ordinance are: lighting - section 4.i.(2) and gateways - section 4.d.(5). <br /> <br />The Planning Commission discussed two (2) sets of alternative zoning standards relating to <br />building location on a lot. such as setbacks, height. smaller lots, lot coverage, etc. They were (1) <br />a "traditional" set that mirrored the requirements of the other zoning districts in Arden Hills and <br />(2) a "downtown" set that more closely resembles a compact. downtown area. The "downtown" <br />set ww; modified and recommended for adoption by the City COWlCil. <br /> <br />. <br /> <br />With the changes, the Planning Commission recommended that the Civic Center Zoning <br />Ordinance be adopted.
