The petitioner is requesting approval of an amendment to the Planned Unit <br />Development (PUD) to add vehicle parking spaces on the North side of the building (in <br />the loading dock area) at 2015 Gateway Boulevard. (Exhibit A). <br /> <br />Background. July 14, 1997, the City Council approved Planning Case #97-06, PUD <br />Master Plan and Final Plat (including variances), preliminary and final plat, and street <br />vacation for the construction of three officelindustrial buildings. <br /> <br />e <br /> <br />The parking was originally designed to accommodate 20 percent office and 80 percent <br />warehouse. The applicant is proposing to have 34 percent office and 66 percent <br />warehouse for the entire building. Although the percentage is figured for the building as <br />a whole, the owner has concerns renting to one tenant at a greater level than the 20 <br />percent, which would place a restriction on the rest of the building. The owner is asking <br />the potential tenant to secure the required parking so the rest of the building can still be <br />leased at the 20 percent office ratio. <br /> <br />At this time, the applicant does not plan to construct the proposed parking in the loading <br />dock area and off of Round Lake Court; however, there are several vacant spaces within <br />the building that once filled may require parking in the loading dock area and off of <br />Round Lake Court. Staff is comfortable with the proof of parking being shown now and <br />constructed as needed. <br /> <br />Staff has some concerns with the original proposal. The parking may cause difficulty for <br />a semi driver using the fourth stall from the east. Staff has created an alternative plan <br />(Exhibit B). By adding eight parking spaces to the parking area off of ROllild Lake Court, <br />eliminating two parking spaces, and changing some of the parking stalls from <br />perpendicular to parallel. The semi drivers should not have any problems maneuvering <br />arollild the parked vehicles. Staff also modified parallel parking to 20 feet in length <br />where the applicant proposed 24 feet. <br /> <br />e <br /> <br />The Minnesota Building Code required seven handicap spaces for the proposed plan. <br />The original plan only required six handicap spaces. Staff proposes adding one space in <br />the front of the building to accommodate the requirement. <br />
