<br />. <br />'. <br /> <br />" <br /> <br />e <br /> <br />. <br /> <br />e <br /> <br />MINUTES <br />CITY OF ARDEN HILLS, MINNESOTA <br />PLANNING COMMISSION <br />WEDNESDAY, NOVEMBER 3,1999 <br />7:30 P.M. - ARDEN HILLS CITY HALL <br /> <br />DRAFT <br /> <br />CALL TO ORDER <br /> <br />Chair Steve Erickson called the meeting to order at 7:32 p.m, <br /> <br />ROLLCALL <br /> <br />Present were Chair Steve Erickson, Commissioners Stephen Baker, Terri Duchenes, <br />Therese Galatowitsch, Brent Nelson, and Dave Sand. <br /> <br />Absent was Commissioner Marty Rye. <br /> <br />Also present were COllilcilmember Paul Malone, Interim City Administrator Terrance <br />Post, and Associate Plarmer Nancy Randall, and Recording Secretary Lori Rolfson. <br /> <br />APPROVAL OF MINUTES FROM PLANNING COMMISSION MEETING HELD ON <br />OCTOBER 6. 1999 <br /> <br />Commissioner Sand moved, seconded by Commissioner Baker, to approve the October 6, <br />1999, minutes. The motion carried unanimously (6-0). <br /> <br />PLANNING CASE #99-23 - ARDEN HILLS JACK II. LLC - 2015 GATEWAY <br />BOULEVARD - PLANNED UNIT DEVELOPMENT AMENDMENT - PUBLIC <br />HEARING <br /> <br />Chair Erickson confirmed that the Planning Case was annollilced in the October 29,1999, <br />publication of the Bulletin and opened the public hearing at 7:33 p.m. <br /> <br />Ms. Randall explained that the petitioner was requesting approval of an amendment to the <br />planned llilit development to add vehicle parking spaces on the north side of the building, in the <br />loading dock area. <br /> <br />On July 14, 1997, the City Council approved Planning Case #97-06, Plarmed Unit Development <br />Master Plan and Final Plan (including variances), preliminary and final plat, and street vacation <br />for the construction ofthree office/industrial buildings. <br /> <br />The parking was originally designed to accommodate 20 percent office and 80 percent <br />warehouse. The applicant was proposing to have 34 percent office and 66 percent warehouse for <br />the building. The owner had concerns renting to one tenant at a greater level than the 20 percent <br />which would then place a restriction on the rest ofthe building. The owner was asking the <br />potential tenant to secure the required parking so that the rest of the building can still be leased at <br />the 20 percent office ratio. <br /> <br />At this time, the applicant does not plan to construct the proposed parking in the loading dock <br />area and off ROllild Lake Court; however, there are several vacant spaces within the building and, <br />
